Step 1: Define Your Home & Location

Every project begins with a conversation to understand your overall direction and priorities. From there, we identify the right path for you — semi-custom or custom package options. If you already own land, we’ll review it with our team. If not, our real estate partners can assist in locating a lot that aligns with your goals, timeline, and budget before moving forward.

Step 2: Financing

The next step is to obtain a pre-qualification or pre-approval from a lender. KDM Homes works with preferred lending partners who understand new construction and can help answer questions related to financing, timelines, and next steps.

Financing approval is required before entering the contract phase of the homebuilding process. This step helps determine which home options and which packages fit within your budget before moving forward.

Step 3: Plans and Contracts

With financing confirmed, the next step is selecting the floor plan and overall package (including a custom package) that best fits your needs and budget. This includes the key products and selections that define the home.

All plans, selections, and land details are reviewed and finalized at this stage to ensure clear expectations before entering the contract phase.

Step 4: Construction

After the contract is executed and final financing is secured, construction begins. Throughout the build, our team manages the process through established systems and trusted trade partners to ensure the home is built efficiently and to our quality standards.

Step 5: Completion & Final Walkthrough

Once construction is complete, we conduct a Final Orientation Walkthrough to review the home together and ensure everything meets plans and quality standards. Your home is delivered with a builder warranty in place for added peace of mind.
